Zanjero Trails in Surprise, Arizona appears to be a very nice and upcoming subdivision that appears to have the potential to attract a new home buyers as evident by the many new home builds that appears to sell faster than you can say Sold!

However, as with all potential new and exciting positive attributes to a story, there may be a potential disaster looming for new home buyers in the Zanjero Trails Subdivision in Surprise Arizona. There appears to me a new wave or trend for low-income people to rent out units in Zanjero Trails Subdivision by multiple groups of families; house pooling.

For example, one home in Zanjero Subdivision in the city of Surprise, Arizona on a 188th Drive appears to be overloaded with groups of family members clearly exceeding the capacity of the one level home-unit. Parked cars from the multiple family groups on tenants appears to rage from six to ten cars at any given time; far exceeding the home’s parking design area.

From an observation, the home that is listed as an appartment, is nothing more than a single family home being reneted out to multiple long and short term family memebrs with chldren ranging is age of infants, toddlers, up to teenagers and it appears that some of them are living in the garage.

This may be a violation of ARIZONA RESIDENTIAL LANDLORD AND TENANT ACT

F. Nothing in this section shall prohibit a person from refusing to rent a dwelling by reason of reasonable occupancy standards established by the owner or the owner’s agent which apply to persons of all ages, and which have been adopted and published before the event in issue. An

Another example that indicated the filth associated with such a potential health hazard associated with the home is the overwhelming trash accumulated by an overload of multiple families living in one home designed for one family unit.

Opinionated Commentary:

How does a three-bedroom single family home accommodate five plus family units observed to be toddlers, teens, five or more of adult men and multiple women with some appearing to be residing in the car garage area as noted by a TV on at night. The overwhelming point of this issue is sanitation, health of the children that may be a risk. The owner of this property in this writer’s humble opinion, is to take advantage of low-income families, and exploit them as far as they can in regards to renting space that was not designed to accommodate multiple families as evident by the overwhelming trash accumulation that happens in less than a week consistently on a weekly basis.

Opinonated Comment: Democrats have been and are pushing for the poor unemployed individuals and families to live in the suburbs of American suburbia; thus, destroying the current theme and values that currently make up the suburbs of America.
